What to know before you sign

What to look for before you sign

Miami-Dade and Broward sit largely in the High Velocity Hurricane Zone. Replacement windows there are expected to handle wind-borne debris.

A quote for that work should name a Miami-Dade Notice of Acceptance (NOA) or a Florida Product Approval, and it should install and fasten the window the way that approval’s drawings show.

Cities write the final rules. A price that looks complete in one town can be missing a line in another.

Here's how to tell the difference on your quote.

1

Required by code

Must be in every quote

  • Permit and inspectionThe job includes pulling the permit and passing inspection, not a handshake price with no paperwork.
  • Impact-rated windows with a Miami-Dade NOA or Florida Product ApprovalThe quote should name the approval. “Impact glass” with no NOA or Florida Product Approval is not the same line.
  • Installed and fastened per the product approval drawingsAnchors, spacing, and substrate follow that product’s drawings, not a generic install.
  • Anchored, code-compliant buckThe buck — the frame the window anchors to — has to be the kind the approval allows, and it has to be anchored.
  • Exterior sealantThe outside joint between the window and the wall is part of a complete install.
  • Removal of old windowsTaking the existing windows out is part of the job, not a surprise add-on after you sign.
  • LaborInstallation labor is in the written price, not assumed.
  • Debris haul-awayPut haul-away in the quote so the price is complete. This is about what you are paying for. It is not verified here as its own code line.
  • Licensed, insured contractorThe company on the quote should be licensed and insured for this trade.
  • Egress windows where required (bedrooms)Bedroom openings that the code treats as escape windows have to stay large enough to exit. Ask before a smaller unit goes in.
2

Optional

Contractor's choice

  • Wood buck replacement, if the existing buck passesRecommended in any case. The contractor specifies whether the new buck is pressure-treated or not.
  • Interior sealant and foamRecommended. If it is not written on the quote, do not assume the interior joint is in the price.
  • Drywall, stucco, and concrete repairsRecommended. Opening repairs around the window are a separate line unless the quote says they are included.
  • Paint and touch-upNot offered by most contractors unless you specify it.
  • Tint or Low-E upgradesRecommended when you want them. Ask for the glass package by name so it is not a verbal extra.

What to watch for

Protect yourself

  • Compare quotes line by line: same scope, same price basisA lower total that drops labor, haul-away, or the buck is not the same job.
  • Ask which optional items are includedIf an optional line is not written, treat it as not included.
  • Verify license, insurance, and workers' compCheck all three before a crew starts. Insurance for the company is not the same as workers' comp for the people on site.
  • Pay the final amount after the permit is closedKeep the last payment until the permit is closed, not while it is still open.
  • Ask about a wind mitigation report to lower insuranceContractors do not offer this. Homeowners arrange it through a licensed inspector after the install.

Rules vary by city. This page is not a code ruling, a permit review, or an inspection. Direct Window Bid does not hire the installer and is not responsible for your hiring decision.

These groups are about the window opening. If a door is on the same quote, compare that line the same way: product approval, install, labor, and whatever was left off the page.
